Every great project starts with a clear process.
Fixed scopes. Honest schedules. Drawings a contractor, a regulator, and a client can all read. This is how a commission runs from first call to handover.
Five phases. One consistent standard.
Brief & Discovery
We meet, listen, and visit the site. Before any drawings exist, we need to understand what you are building and why.
Concept Design
First sketches and spatial concepts, presented as options. You choose a direction; we do not choose it for you.
Developed Design & Permit
From approved concept to permit-ready documentation. We handle the submission and the regulator.
Tender & Contractor
We prepare tender packages, evaluate bids, and advise on selection — with no commercial interest in who wins.
Construction Administration
Site visits, contractor queries, and quality control until the building is finished and handed over.
Six commitments. No exceptions.
Fixed scope.
You know what is included before you sign. Scope changes are proposed and priced in writing — never absorbed silently and never invoiced as a surprise.
Honest schedules.
We quote the schedule we believe, not the one that wins the job. If a permit authority is slow, we tell you that at the start rather than at the deadline.
Principal-led.
Every drawing leaves the same desk. You are not handed to a junior once the contract is signed — the studio stays at twelve hands for exactly this reason.
Readable documents.
Drawings and documentation written in language a contractor, a regulator, and a client can all read. Ambiguity on paper becomes cost on site.
One point of contact.
You always know who to call, and they always know your project. No triage, no ticket numbers.
We say no.
If a brief is wrong for the site, the budget, or for us, we say so — before the commission, not during it.
Ready to start phase one?
Phase one is a conversation. It is confidential, obligation-free, and usually the most useful hour of the whole project.
